10 Sydney Suburbs Where International Students Live Cheaply
Based on an analysis of student accommodation costing no more than $400 per week, the top suburbs in Sydney for international student housing include Kingsford, Ultimo and Haymarket. These are popular suburbs where affordable rooms are available and attracting interest.
Our analysis of the Sydney student housing market found that cheap accommodation is available in some surprising places, including normally expensive inner-city suburbs such as Ultimo, Haymarket, Chippendale, Darlinghurst and Redfern.
1. Kingsford
Kingsford is a prime location for UNSW students, positioned about 1 km south of the university鈥檚 main campus. The suburb gives students a way to live close to class without moving into central Sydney.
Light rail connects the area with Central Station and the CBD, which makes the location easier for international students arriving without a car.
Cheap student accommodation in Kingsford included private rooms, share-house rooms and smaller apartment rentals. Affordable listings are spread across local streets near UNSW rather than tied to one major student accommodation complex.
2. Ultimo
Ultimo is a central student area, with UTS and TAFE NSW Ultimo located in the suburb. The University of Sydney is also close by, about 1.5 km away through the Broadway side.
The suburb is around 1 km from Central Station, giving you access to trains, light rail and buses without needing a car.

Affordable housing in Ultimo is often a room in a student accommodation building, such as Scape Sydney Central, Broadway x Scape and UniLodge Ultimo.
3. Haymarket
Haymarket is a central Sydney option for students at UTS, TAFE NSW Ultimo and city-based colleges. Central Station is on the southern edge of the area, and UTS is roughly 1 km away.
The University of Sydney is also nearby, about 1.5 km away through the Broadway side. also places students close to Chinatown, Darling Square and the southern end of the CBD.
Cheap rooms in Haymarket are mainly found in student housing buildings, including Scape Darling Square, Link2 Central Apartment and Space Q.
4. Chippendale
Chippendale is a small inner-city suburb between UTS and the University of Sydney. UTS is roughly 1 km away.

Students in Chippendale usually live in shared flats, terrace houses and small apartment buildings near Broadway and Central.
5. Kensington
Kensington is UNSW鈥檚 home suburb, with the university鈥檚 main campus on High Street. The campus has about 60,000 students and 6,000 staff, while Kensington has about 14,700 residents.

UNSW is inside Kensington, not just near it. The campus occupies a large part of the suburb and is the main education landmark in the area.
Cheap rooms in Kensington are found in student housing, shared flats, older houses and apartment buildings near UNSW. UNSW Village is the main named student accommodation complex in the suburb.
6. Petersham
Petersham is an Inner West suburb, about 3 km west of the University of Sydney and about 5 km from UTS. The suburb has a train station on the Inner West line, with services running toward Central Station.
The suburb is more residential than most of the others listed here. New Canterbury Road runs through the area, with smaller shops, food outlets and local services around the station and main road.
International students living in Petersham usually rent share houses, older rentals and small apartment buildings. The suburb does not have the same large student housing complexes found closer to the CBD.
7. Darlinghurst
Darlinghurst is an inner-city suburb about 1 km east of Sydney CBD. The University of Notre Dame has a Sydney campus on Oxford Street, and UTS is about 2 km away.
Oxford Street runs through the suburb, with caf茅s, food outlets, shops and bus services along the main strip. Museum Station and Central Station are also nearby.
Cheap rooms in Darlinghurst are usually in shared terrace houses, older apartment buildings and small rental blocks.
8. Enmore
Enmore is an Inner West suburb about 2 km west of the University of Sydney and about 4 km from UTS. The suburb sits next to Newtown and is mainly reached by nearby train stations and bus routes.
Enmore Road is the main local strip, with food outlets, small shops and the . The area is more residential than the central student suburbs closer to UTS.
Student accommodation in Enmore mainly consists of share houses, terrace houses and small apartment buildings.
9. Eastgardens
Eastgardens is an eastern suburbs option about 4 km from UNSW Kensington. The suburb is not a campus suburb, but it is close enough to the UNSW area to appear in student housing searches.
Westfield Eastgardens is the main landmark, with supermarkets, food outlets and everyday services grouped around the shopping centre. Bus services connect the area with UNSW and the city.
Affordable rooms in Eastgardens are usually in shared flats and apartment buildings around the shopping centre and surrounding residential streets.
10. Redfern
Redfern is an inner-city suburb just south of Sydney CBD, with Redfern Station about one train stop from Central. The University of Sydney is about 1 km away, while UTS is about 1.5 km north.
Redfern Station is the main local landmark, with trains running across several Sydney lines. The suburb also has shops, caf茅s and everyday services around the station and main streets.
Lower-priced student accommodation in Redfern is usually found in shared terraces, older houses and small apartment buildings.
Our Analysis of Sydney Student Housing
The list of the top 10 affordable Sydney suburbs for international students was made by analysing accommodation listings on uhomes.com. We looked for by filtering out housing costing more than $400 per week.
To rank suburbs, we first counted how many user “saves” applied to each listing in the past 30 days. The suburbs with the most user engagement gave an initial ranking. We then excluded suburbs where the count relied purely on high interest in a single listing.
